Interview With: Victor Quiroz of Downey, CAWhat did you like most about the course?The Certified Short-Sale Professional (CSP)course was the window into the short sale process I was looking for. I have attended seminars in the past and purchased books on the subject, but they left me with the glass half full. Your course has given me the insight and understanding I needed to pursue the short sale prospect and make it part of my prospecting efforts. What was your biggest takeaway from the course?Your program has raised my level of confidence and knowledge. The fact that I am now a "Certified Short Sale Professional", allows me to put credibility into my presentation when interviewing with clients. If the situation presents itself and the client is defaulting or behind on payments, I am better prepared to educate and present options, increasing my chances of success. What actions did you take from applying what you learned in the course?I had a listing that was in default during the time I was studing for your exam. Fortunatlty the study material and your short sale presentation enabled me to convince my seller that the short sale was a far better way to go then foreclosure. He accepted! What results did you create from applying what you learned?With one of my listings going into default, I was able to put together an action plan and time table of events. I now knew what steps were in order and what documents and authorizations I need from my client in order to make my pitch to the lender. An offer shortly came in which was great, but the interesting part was working with the selling agent, I actually felt I was in control, he was not familiar with the short sale process so I began to advise him on the aspects, took him into my confidence, making the buyers offer and my negotiations with the lenders negotiator go very smoothly. Suprisently I was able to get a 60 day postponement from lender because the Notice of trustee sale was set to happen in four weeks. If you would recommend the course to others, please express why with a few words:The design of the course is for the working agent. If they follow it and make use of the available material; provided to the CSP designation membership, there odds of success is assured.
