Interview With: Susan Krueger of Federal Way, WA

What did you like most about the course?

I most liked the absolute detail provided as far as:

a) what constitutes a full short-sale package to submit to the bank along with an offer; and
b) learning how to calculate what transactions do or don't have a good chance of the bank granting a short-sale so I don't waste my time taking a listing on a short-sale that most likely will not happen.

What was your biggest takeaway from the course?

The most valuable component of the course that I took away with me was knowing everything I need documentation-wise to submit a successful short sale package to the lender, as well as the chances of a short sale being granted based upon the numbers and seller circumstance.

What actions did you take from applying what you learned in the course?

I just received an offer on my first short-sale listing. I took the course just in time to know what documentation I needed my seller to provide to me in addition to the signed-around contract we had on the table in order to receive a thumbs-up from the lending institution.

What results did you create from applying what you learned?

I belong to a business networking group and expressed my desire to receive referrals of lenders who focus on refinancing, as well as the other great short-sale leads the course suggested. I was given a number of names and am following up with them already as part of my marketing to obtain more leads for short-sale listings. .

If you would recommend the course to others, please express why with a few words:

This course provides the nuts-and-bolts of how to pick and choose short-sale listings and everything you need to know about what constitutes a complete short-sale package for the lender.

If you could learn about or master one additional skill to help you as an agent, what would it be?

An in-depth course on listing REO properties and what expectations the banks have of REO agents.
