Interview With: John Kohaut of Fullerton, CA

What did you like most about the course?

I liked that I learned a simple method to figure out if a short sale is worth pursuing whether I am the listing or selling agent.

What was your biggest takeaway from the course?

Many short sales will go to foreclosure because
a.) the listing agent is not trained, or
b.) the probable sales price will not satisfy the lien holders.

What actions did you take from applying what you learned in the course?

I have a mailing list for my zip code, COE 2005-07, 100% financing. I have a mail campaign almost ready to roll out; I will expand beyond my zip code as appropriate.

What results did you create from applying what you learned?

So far, having the designation sets me apart from the self proclaimed short-sale experts. I am no longer afris to show short-sales to buyers since I can do the math and know if we have a chance to have an offer accepted.

If you would recommend the course to others, please express why with a few words:

Yes. The sooner more agents know when/how to list/sell short-sales, the faster the market will churn through the problem properties.

If you could learn about or master one additional skill to help you as an agent, what would it be?

Team building.
